To successfully find your perfect dream home quickly and efficiently you should follow a process or formula and stick with it. A real estate agent can help you by explaining the process or formula that you can use to find homes meeting your requirements and desires. Use these methods to search for homes and make a list of each home you find desireable and then research each home individually. An agent can also help you find homes by setting up an auto-email that will send you a list of new homes meeting your criteria as soon as they come on the market.  This will keep you abreast of the current market and 

I always recommend making appointments to go see each home your interested in. Photo's of homes are great to get a idea of the home you like, but there is no comparison than going to see the home in person and get a good "feel" of the home and the neighborhood. You can make a list of observations you found that the photo's may not of have shown.  Being armed with all this new information you can start comparing them to each other to start reducing your list of potential dream homes and zero in on your perfect dream house.

Once your list is reduced to a few best choices. Your real estate agent can do a CMA ( comparative market analysis ) for you on each house that you are considering placing an offer on.  The CMA will tell you the current market value of each home and if the home is priced right, low or too high. This helps you avoid paying more than what the home is worth and helps you determine if the price is within your pre-approved mortgage range. If the price is to high on a home you really love, it doesn't mean you have to rule it out. Your agent can negotiate with the seller and possibly get the seller to reduce the price of the home.

The formula for finding your dream home is simple. The hard work your agent can do for you.

(1) Get a real estate agent to help you with advice and guidance, one who will answer all your questions and concerns. It would be my privilege to represent and help you find your dream home.

(2) Search for homes and make a list of homes that you're interested in.

(3) Research all your homes you choose and then compare them to each other to reduce your list.

(4) Then use your heart and feel to choose the right home for YOU!  If your not in love with the home then keep looking.

A home is too big of a investment to settle for anything less than a home you will be happy with for many years to come!!!
